*Space Needs and Updates*
Accessibility:
· The main door (shortened format, opening onto parking lot) we were
hoping to transform to use as the accessible entrance seems like it wont
work if we attempt to work on it ourselves. Get Landlord to fix? This will
be main accessible entrance and will build ramp into space from here.
Plumbing:
· Lo & Mari had a meeting with Norman.
· Digging into the concrete to hook up toilet and sinks seems ok.
· There is no water pipe coming into the space (that we can see) – we
should get the landlord to run this into our space. Could cost too much for
us to do on our own.
· The hookup for washing machine is too much to put into one space, we
will have to forego the washing machine.
· To be insured, the work has to be done by a master plumber.
Sometimes you can get around this with a nice inspector – need to look into
insurance & if building is to code as of now.
Insurance:
· We could find someone (master plumber) to sign off on the work?
· Could speak to insurance person about what docs are needed.
· Do we want to try to avoid having to get insurance at all? Think we
need it in case someone is injured in the space or fire or flood.
· Do we get insured first? To cover us as we do the work?
*Next steps: *
· Renegotiate: send lease with updates – need 2 water entries & door
fixed & window fixed by a certain date. Maybe have the space checked for
non-confirmity before signing. need 24/7 access, used as art space,
renovations permitted. See email for further details.
· Ask landlord/contractor of space about the paint fume smell & have
meeting with proprio & gestionnaire to point out flaws & fixes and have
them explain to us.
· Val will look into insurance quotes & needs for our situation.
· Lola writes up changes to Lease and we all check before Friday.
· Mari & Lo will draw up plans – meeting Friday aft.
*Hubert can sign next on Wednesday Dec 7 if landlord accepts.*
