*Retour-nego*



Rendez vous pour discuter le retour-nego avec Hubert, Guillame, Mary,
Albert, proprio Mr, Mihn & sa femme.



Note: il veut des gens a long-terme (to keep in mind for future
negotiations)



Finale décision:

-       c’est nous qui achete et installe la boite électrique.

-       On signera (probablement) bail mi ou fin dec. le bail est daté le
1er janvier.

-       On commence a payer loyer an aout.

-       On peut rentrer pour commencer le travail en dec.

-       Le 59, 60eme mois sont les mois de depot.



Il reste encore une offre du proprio & notre contre-offre en retour.



We aren’t yet legally bound (I don’t think) to accept the offer/sign the
lease





*Potential problems with the space:*

-       Plumbing (drain & main) wasn’t where we thought it was

-       Marie: There is a section of the wall that is not well insulated –
we want to make sure we don’t have to pay extra for this…that the landlord
can fix it.

-       Maintenance needed for monte-charge. Is this something we can
include in the contract? The door has to be closed by someone else – is
this space really accessible?

-       Broken windows: The landlord says the windows are fixed – and says
he will fix these if they are broken. (be sure to include in bail)



*Accessibility: *

-       Marie met with someone from accessibilize mtl – Not great to have a
separate entrance for those who use wheelchairs – how can we alter the main
entrances to make them accessible?

-       Worry that the space is not suitably accessible, as people will
have to be helped to close heavy doors of elevator

-       Making a ramp in the space is best for accessibility. Maybe
combined with installing the lift at main entrance

-       Concerns over lift & maintenance – have to make sure it doesn’t
break often

-       Do we look for more accessible spaces?

-       Marie will look at the space again with someone from accessibilize
to see what can be done.



*Other spaces: *

-       Alternate space sent by email looks it may be ok, unsure of
accessibility, – 900/mois. The space is same price, but 600 sq feet less
space, can house less collectives

-       Hard to find accessible spaces in montreal, so rendering one
partially accessible could be okay, we don’t know if we will find another.

-       Wheelchair accessible venue is very important, and if there is a
chance to find something more suitable, we would like to look

-       There has been a lot of work put into the current space – worry
that there may not be capacity to keep working on it.

-       In the span of the 2 – 3 year contract however, it is early still,
and the rest of the collective can likely take on more tasks for building
and planning if another space is found…

-       …let’s wait for info from accessibilize, and wait for
counter-offer.



Tasks:

-       Let’s look at spaces this week as we wait for the counter offer,
with wheelchair accessibility being the main concern

-       Myriam, val, lo can do some visits. Marie will send leads to spaces.



*Involving other artists/collectives*

-       Marie’s friend interested in installing Soundroom/Music space  - He
would not want it all the time, so there is the potential to rent it out
futher…  – do we want to include him in meetings?

-       Is it friends we want to reach out to first?  Would be good to give
opportunity to a larger public to really provide affordable studio space to
those who otherwise may not have access.

 -       Do we want to send callout to larger public?

-       Still want to keep Qouler involved. Hopefully technolibre also

-       Need to know the needs of collectives/folks wanting to join

-       Want to make sure we don’t screw over collectives by promising
space without first having signed the lease



Ideas for how to involve others :

-       *Hurry quick!! Snowball to gather artists and collectives – it’ll
be funny anddd unmanageable!!!!*

-       invite interested folks, and present our project to them to gauge
interest – means we are not choosing.

-       or gradually choose people



Decision:

-       Send the callout to public lists to let folks know we’re interested
& ask for besoins

-       Have a meeting to present projects in future

-       Will get a rise-up account to take requests


*Plan de construction: *

 -       We are all interested in doing construction!

-       4:00pm Mardi 29 nov. Meet at the space with the plumber –  lo &
mari - w norman (plumber)

-       evernote: categorize

clause de session de bail – free to transfer the lease to anyone occupying
the space – or to anyone who is approved by mr.mihn



Paying of first rent! : bring cash on Tuesday equal to 2 months rent =
 approx. 3200.00 guillaume will pay the first installment.



*NEXT MEETING: Saturday 3 decembre / 13h – 5250 esplanade. *



while writing notes I realize that there is the non-status womens
collective demo this day at 13h I have to attend – is anyone available on
sunday, or later in the day sat?? Also, I can not be present if this is the
only time for everyone.
