I think including photos would be a good idea too, photos of possible entry
points (including sink hole, also there's one near the front of the place),
any nesty areas (like in the bathroom hot water tank closet thing), any rat
poop piles, etc... hopefully that will help demonstrate the scope of the
issue for him.
